Construction company looks to make Guelph-Eramosa new home

Goetz Construction is looking to move to Guelph-Eramosa Township at 5063 Wellington Road 32.

The contractor has already purchased the site but intends to renovate the existing building and build a 2,000 square-foot (188 square-metre) addition on the east side, according to a report presented by township planning consultant Mitchell Avis to council at the June 19 meeting.

A site plan is required for this work.

The purchased lands are designated rural employment area in the Wellington County official plan. The contractor business conforms to this plan. The site also conforms to the rural industrial (M1) township zoning designation.

The site plan has been reviewed by staff and relevant agencies, Avis said, further explaining that the only outstanding comments at the time of the June 19 council meeting were from CN Rail.

According to the township zoning bylaw buildings must be set back 30m from the railway right-of-way; however, the proposed addition will only have a 6.45m setback.

Avis wrote that the railway authority must support the construction before the township can issue its approval of the site plan application.

With the summer schedule approaching council authorized CAO Ian Roger to “approve plans and drawings, to impose conditions and to require agreements to be completed and registered on title when the township receives a letter of support from the applicable rail authority (CN Rail),” the resolution stated.

Roger was authorized to approve the site plan agreement before the July 10 council meeting if needed.
