Council approves another development on Highway 6 in north Fergus

FERGUS – Another development has been approved on St. David Street (Highway 6) on the north edge of Fergus.

It is located at 961 St. David St. N., between Sideroads 18 and 19 on the west side of the highway.

There is currently one dwelling and one outbuilding on the 1.4-hectare (3.4 acre) property that will be removed to make way for 12 single detached units and 37 townhouses on a single T-shaped street.

Staff have worked with the developer since 2016 on the proposal but couldn’t really entertain it until municipal water, wastewater and sewage was extended north of Sideroad 18, which was completed last year.

At staff’s suggestion, a sidewalk, common amenity space and 15 visitor parking spots are now part of the plan.

Manager of planning Mariana Iglesias told council on April 15 a public meeting was held on Aug. 30 last year and concerns included noise, traffic, wildlife, and the impact the development might have on neighbouring wells.

Iglesias said the studies and reports attached to the application indicate that noise and traffic won’t be an issue and wells will be monitored to ensure they are not impacted.

Managing director of infrastructure Colin Baker said traffic calming measures, such as on-street parking and narrow roads, will be built into the plan when it gets to the site design stage.

Council approved the application with just councillor Lisa MacDonald opposed.
