FERGUS – Centre Wellington council has approved a proposal by Habitat for Humanity Guelph Wellington to build a townhouse complex at 465 Garafraxa St. W. in Fergus.

The property is zoned “future development” and is currently vacant.

Habitat was seeking a zoning change to R4-residential exception and also some site-specific allowances such as a reduced sideyard setback and reduced private amenity space to maximize the number of units it can build.

Habitat intends to build 32 three-storey stacked townhouse units in three blocks.

There will be 14 four-bedroom units, 14 three-bedroom units and four two-bedroom units.

Seven of the three-bedroom units are to be barrier-free.

“The provision of a variety of housing types and tenures is also encouraged to meet the needs of a variety of incomes and residents,” states the April 24 report by senior planner Mariana Iglesias.

Staff recommended approval of the proposal and council was unanimous in its support.
