Council supports Harriston severance application

MINTO – Council here has recommended the county’s land division committee approve a consent application regarding a severance proposal in Harriston.

The proposal for 167 Margaret St., is to sever an approximately 613.7 square metre residential home from the existing interior side yard with 15.2 metres of frontage for urban residential use.

The retained parcel is approximately 800 square metres with 19.9 metres of frontage, on Margaret Street as well, which currently contains a two-storey detached dwelling that will be demolished to allow for the construction of two new single family detached residential buildings.

Owner Robert Harris applied for a minor variance at a May 6 meeting and was approved.

The property is designated residential in the county’s official plan and is zoned low density residential under the zoning bylaw, which permits the creation of a new lot provided it complies with the zoning bylaw, the official plan and the provincial policy statement.

Town staff are satisfied the proposed severance meets all applicable zoning requirements, including minimum lot area and frontage.

Staff recommended the following conditions be applied to the approval:

• owner satisfies all requirements of the town, financial and otherwise;
• owner obtains written statement confirming proposed lots and associated land uses, buildings and structures comply with applicable requirements in the town;
• owner submits a grading, drainage and servicing plan to satisfaction of the town;
• provide access and servicing for both retained and severed parcels; and
• obtain a building permit from the town for newly created lots, pay the associated fees.

Councillors did not ask questions regarding the application at the May 20 meeting.

The motion was carried unanimously with deputy mayor Jean Anderson and councillor Geoff Gunson absent from the meeting.

The application is currently under consideration by the county’s land division committee.
