County amends OP for Mount Forest development

The County of Wellington has adopted Official Plan Amendment 106 to re-designate a 5.4 hectare parcel of land at the southern edge of Mount Forest from special policy area (PA6-2) to residential.

County council passed a bylaw to approve the  amendment at the Feb. 22 meeting.

The development concept for the Maple Hill Estates site includes the creation of five residential lots on currently vacant land to be serviced on private septic and well systems.

Location

The property is located at the southern most point of the Mount Forest urban boundary with frontage on Oxford and Ayrshire Streets.

A report from manager of planning and environment Linda Redmond indicates the land is located within the Mount Forest urban boundary and the proposal is in conformity with Ontario’s Places to Grow legislation and the Provincial Policy Statement.

“The proposal represents logical infilling of an existing area characterized by large lots on private services,” Redmond states in the report.

“Further, municipal services are not anticipated for this area in the future.

“The proposal has received municipal support and there are no further agency concerns.”
