Township approves zoning for Mount Forest townhouse complex geared towards seniors

A 20-unit townhouse complex proposal geared towards seniors has received a zoning amendment from Wellington North council.

Developer Allan Sharp told council on Sept. 25 he and his wife Cathy will be investing about $3 million into the development of their land on Sligo Road West in Mount Forest.
During the public meeting, county planner Curtis Marshall explained the land needs to be rezoned from industrial to residential to facilitate the medium-density development.
“They are in line with the density targets,” he said, adding the county did not have any objections.
“Townhouse development of this nature is supported by the provincial growth plan.”
Sharp added the development would be comprised of rental properties geared towards seniors.
“It’s not low-cost housing; it’s not being sold,” said Sharp.  “We are going to maintain this as a family investment hopefully for many years. We’re not aiming for high end, but we’re not aiming for low end.”
Councillors expressed support for the amendment.
“I think it looks like a great development,” said councillor Dan Yake. “It’s a nice use of the property which has been vacant for a number of years.”
Sharp agreed, saying it was vacant for over 40 years.  
“I, too, support the development. ... this will help with the mix of housing in Mount Forest,” said councillor Sherry Burke.
She added she wants the storm water management area to be fenced due to the proximity to a school yard and day care.
“There certainly is a shortage of rental inventory out there. I think we really need this big time,” said councillor Lisa Hern.
Council unanimously  approved the zoning change.
